Description:
Facility consist of three objects
1.Eight floor apartment house facing the Racianska street
2.Seven floor industrial building facing the Kominarska street
3.One floor garages and production halls built in yard
1.bApartment house
Eight floor facility with 27mX14m size is facing the Racianska street and to the backyard.
Apartment facility is connected to industrial building which is facing the Kominarska street and
it is also connected to neighbor building on the Racianska street. Building is facing the
Racianska street where is the main entrance for vehicles and pedestrians to area of the
former book print facility. Construction systems consist of iron concrete monolithic case.
Filling masonry of perimeter of outside and inside walls is made up of bricks and it is 45 and
60cm thick. Sealing with flat surface, double wooden windows and wooden doors. Roof
consists of flat roof area and in the part facing the Racianska street is wooden framework. Flat
part of roof is covered by bitumen strips and the other part of roof is covered by ceramic roof
tiles. Wall coats are made with external rendering, wooden floors in residential rooms,
ceramic tiles floor in bathroom rooms. Stairs are monolithic concrete with grinding surface.
Facility is connected to electricity source (basement and first floor 380V and and other floors
220V). Facility is also connected to water source, gas source and sewerage. Facility has its
own heating and gas boiler room with distributions.

First and second floor – 17 non-apartment spaces
Second – seventh floor -21 apartments
The whole area of non-apartment spaces is 384 m2, mainly office spaces. The whole area of
all apartments is 1407 m2. There are all together 21 apartments, 16 out of them are rented to
lodgers with legal contract. Object was started to use in 1953. The build-up area of building is
380m2.
2. Industrial building
The number of floors is in varying from 3 to 7 in different parts of building depending on
construction height (from 2.75m to 5.50m). Building also contains two underground floors.
The height of the whole building is on the level 21.0m from ground. Partial eight floor facing
Racianska street has roof on the level 24.95m from ground. Facility with size 56X17 is facing
the Racianska street and the backyard. All production spaces of the building were in past
used for printing purposes. There were printing machines on several floors and also other
devices. Part of the building is a storage space. Administrative spaces are located on seventh
floor. There are social rooms located on mezzanine floors. Building is massive, carrying
system consist of hard monolithic iron-concrete case , with 45 cm thick walls made up of
bricks filled with concrete instead of underground spaces where perimeter walls are made up
of 60cm thick monolithic masonry. It makes together special customize isolation tube. Ceilings
are massive, monolithic, iron concrete with visible iron carriers. Roof with wooden attic
covered by roof tiles on the part of the building facing the Kominarska street. Flat roof is on
the part of the building facing the back yard. Stairs are monolithic, iron concrete with grinding
surface on all floors. Coat of the building is external rendering combined with ceramic cover
from the side of both Racianska and Kominarska street. Inside coats are smooth plasters, in
the bathrooms walls are covered by tiles. Building is heated by boilers which are using the
gas. The build-up area of building is 1025 m2.
3. Garages and workshops
L-shaped, one-floor facility built in backyard behind industrial building, without cellar, is used
as garages, storage spaces and workshops. Building has a flat roof which consists of
monolithic iron concrete desk with visible carriers. In several parts roof consist of steel
carriers. Roof is covered by bitumen strips and iron sheets. Major part of facility is made up
of monolithic iron concrete case with 45cm thick filling masonry. There were added other
parts where construction consist of 30 cm thick perimeter masonry. Inside wall coats is
smooth plasters, external rendering outside. Floor is made up of concerete board , and
entrance to building is by two, wooden and steel doors. There is an electricity connection,
water connection and heating from main building, there is no other equipment. The build-up
area of building is 538 m2.
